We charge 9% of the monthly rent to manage your property. This includes rent collection, periodic property inspections, notices to tenants and owner pay-outs. Leasing fee is the first full month's rent which includes advertising, tenant screening/placement, and lease signing.

HOA management includes dues collection, CC&R compliance monitoring, owner mailings, vendor coordination, bookkeeping, financial reporting, and periodic board meeting/annual meeting hosting.

Want to manage your own rental but want to make sure you place the correct tenant?

We will provide pricing comparisons, advertising of your unit, applicant screening, and present you with three options that meet our criteria for a great tenant. Then we'll sign a lease with them for you and deliver all documents to you for the price of one full month's rent. 

In-house maintenance and repairs are charged at $50/hour during normal business hours (Monday - Friday 9am - 5 pm) and $60/hour outside of normal business hours with a minimum of one hour charged. 

In the event that outside vendors are required to perform maintenance and repairs, we will coordinate with outside vendors. A 10% administrative fee will be charged to all managed out of house vendor work.
